Buying a home in the Principality of Monaco remains an option reserved for a very small segment of the international market. Limited supply, strong demand and the profile of buyers continue to keep property values among the highest in the world.

How much does a square metre cost in Monaco?

According to the latest available IMSEE data for 2025, published in 2026, the average price in the resale market stands at approximately €57,569 per square metre. For newer properties, built from 2020 onwards, the average rises further and can exceed €65,000 per square metre.

These are, of course, average figures. Location, sea view, floor, quality of the building, amenities and the condition of the property can result in significant price differences.

How much can an apartment cost?

Applying the indicative average market value, a 50-square-metre apartment can cost more than €2.8 million, while a 100-square-metre property can approach €5.8 million. For a 200-square-metre property, prices can easily move beyond €11 million.

In the most prestigious areas and for particularly high-end properties, prices can be significantly higher.

The most sought-after neighbourhoods

Monte-Carlo and the Carré d’Or remain among the most iconic areas of Monaco’s property market, thanks to their proximity to the Casino, Hôtel de Paris, luxury boutiques and the Principality’s most exclusive services.

Larvotto continues to attract buyers looking for a seaside location, while Fontvieille offers a modern residential setting with services and amenities within easy reach.

A separate mention must be made of Mareterra, the new seafront district that has expanded Monaco’s territory with ultra-luxury residences and particularly high architectural and environmental standards.

Why do property prices remain so high?

Monaco’s property market is primarily shaped by the scarcity of available space. This is combined with the Principality’s strong international appeal, security, high-quality services and demand from buyers with substantial financial resources.

For those considering Monaco as a place of residence or investment, the market therefore remains extremely selective.

A comparison with the neighbouring French towns of Beausoleil, Cap-d’Ail and Roquebrune-Cap-Martin highlights significant differences, although the areas closest to Monaco also have some of the highest property values on the French Riviera.
